Rental Terms And Conditions
1. Rates
The rental rates include the services for: the household linen, Maid 2x/week, Pool cleaning 2x/week, Garden keeping 1x/week, Internet Wi-Fi 6 Mesh (200 Mbps), Water, Garbage and Banjar fee’s. Electricity use will be an extra charge by Indonesian PLN token.
The Owner, Staff or Booking Representatives (herein the “Villa Baru Team”) will welcome you at the Villa Baru and will assist you during your stay.
2. Payments
A reservation will be confirmed only after the reception of the deposit of 50% of the total rental price. This payment should be done within 3 working days following the rental agreement. Otherwise, if the deposit is not paid as required, the booking will not be finalized and will be deemed void.
The balance payment should be paid 30 days prior to the guest’s arrival. Otherwise, the booking will be cancelled and the down payment will not be refund.
Full payment is required at the reservation time, if the check in date occurs less than 30 days after the booking date or if the total amount due is less than 1,000 USD.
Once guest’s booking is confirmed, the price of the guest’s reservation is fully guaranteed to remain the same, even in the event that Villa Baru Team increases the price over the website or any other source after the guest’s booking has been confirmed. At the same time no refund will be made under any circumstances that would reduce the rental cost (e.g. due to exchange rate fluctuations, last minute discounts, force majeure conditions, etc).
Access to the Villa Baru will not occur, until all rental fee has been paid in full.
3. Cancellations
Full refund when a booking is cancelled more than 60 days before the arrival date *).
For cancellations made between 30 and 60 days prior to the arrival date:
– Once the guest has paid full amount, will be refunded 50% of the amount *).
– Once the guest has paid 50 % deposit, no payment will be refunded.
For cancellations made less than 30 days prior to the arrival date and for no-show, no payment will be refunded.
Full refund in case of closure of the international borders less than 30 days before the check in date *).

4. Arrival and departure times
Check in time : 2 pm
Check out time : 12 pm
Check-in and check-out times can be changed upon availability case by case with an upfront agreement of the Villa Baru Team.
Late check out until 6 pm is chargeable 50% of the daily rate.
Late check out after 6 pm is chargeable 100% (additional night).
The checkout time must be strictly adhered to and the keys must be given to the Villa Baru Team at time of check-out.
The guest is responsible for the safe keeping of keys to the Villa Baru. Lost keys (electronic key and/or mechanical) are to be reported to the Villa Baru Team immediately. A 20 USD fee will apply where spare keys have to be prepare. Guest’s are liable for any damage caused if doors have to be forced open and locks damaged to gain access to any locked doors at the Villa Baru.
At time of check-out the Villa Baru must be left in a clean and tidy state ready for occupation by next guest. All rubbish must be placed in bins provided and the refrigerator emptied of all contents.
5. Number of people
The number of people staying in the Villa Baru cannot exceed the number written on the reservation form. Any event-parties are prohibited in the Villa Baru as well as charcoal barbeque, and fireworks. In any case, you have to respect the neighbourhoods.
6. Inventory
In Bali it is not usual to make an inventory or to ask for guarantee, living here is all about respect of the people and their belongings. In that case, we cordially ask each guest to take care of the Villa Baru. In case of any damage occurs, please inform the Villa Baru Team right away.
No furniture or effects are to be removed from Villa Baru during the booking and all furniture and effects must be left in the same position as at the commencement of the booking.
The Villa Baru and all furniture, fittings, facilities and equipment should remain in the same condition as they were prior your arrival. No drill holes or put nails into the walls for the purpose of mounting pictures are allowed. Any damage/loss to the Villa Baru or its contents due to misuse during your stay, as well as any special cleaning requirements, will be the guest’s responsibility. The possible costs involved will have to be discussed with the Villa Baru Team before your departure.
7. Advice
To enter Indonesia, your passport must be valid for more than 6 months.
An international driving license is required if you wish to rent a motorbike or a car without a driver.
8. Complaints
Every attempt will be made for the guest to have an enjoyable stay. Should the guest have any problem during their stay, please inform the Villa Baru Team who will do the best to put things right. In order for the guest’s complaint to be processed, the guest must communicate the problem whilst on the location. If no complaint is reported during their stay, Villa Baru Team will assume that the Villa Baru was in the guest’s satisfaction and no complaint will be received afterwards.
9. Responsibilities
Please put all your valuable belongings in the digital safety box provided. Lock the rooms while you are outside the Villa Baru or sleeping.
We suggest to always lock the main entrance door of the Villa Baru even when you are inside. The guest are responsible for their personal belongings during the stay in the Villa Baru and must ensure that all windows and doors are locked securely while not on the premises.
The guest should not allow unknown persons to get inside the Villa Baru without confirmation from the
Villa Baru Team.
The Villa Baru Team do not take responsibility or liability for any delay, additional expense or inconvenience which maybe caused directly or indirectly by events outside of their control such as late arrival of International flights, civil disturbances, fire, floods, unusually severe weather, acts of God, acts of Government, Balinese festivals or traditional practices, airlines or other travel arrangements, the failure of any machinery or equipment or any other matter beyond our control or remit. Under no circumstances the Villa Baru Team can be held liable for any physical injury, sickness, death, loss, damage, inconvenience involving the guest or any other outsider person.
The Villa Baru Team, reserves the right to terminate this agreement and request that the Villa Baru be immediately vacated, without any refund to the guest in the following, but not limited thereto circumstances:
(a) Causing malicious or deliberate damage to Villa Baru.
(b) Being or causing a public nuisance, excessive noise or any undesirable behaviour.
(c) Accommodation of more persons than stated on the Rental Agreement.
(d) Any re-renting/letting of the Villa Baru or re-renting/letting of individual rooms within the Villa Baru, to anyone other than the persons stated on the Rental Agreement.
(e) Disrespect (physical, verbal, racial or religious) of the Villa Baru Team (direct or indirect).
(f) Any illegal activity that breeches any local or Indonesian laws.
(g) Ignoring warnings and/or requests for the continued breach of any rules set out herein, from the Villa Baru Team.
Please note:
– The guest is responsible for their children in and around the Villa Baru including the swimming pool.
– No pets allowed in the Villa Baru.
– No smoking permitted inside any room or enclosed area of the Villa Baru.
– Strictly no event-parties, fireworks and gathering.
– Quiet hours: 10 PM until 7 AM daily.

Under this Villa Baru Rental Terms and Conditions (the “ViBa-Terms”), the rental rates include the services for: household linen for each bedroom, one set of towels for each bedroom, Pool cleaning 2x/week, Garden keeping 1x/week, Internet Wi-Fi 6 Mesh (200 Mbps), Water, Garbage and Banjar fee’s. Electricity use will be an extra charge by Indonesian PLN token.
The Owner, Staff or Booking Representatives (herein the “Villa Baru Team”) will welcome you at the Villa Baru and will assist you during your stay.

This payment should be done within 3 working days following the rental agreement. Otherwise, if the deposit is not paid as required, the booking will not be finalized and will be deemed void.
The balance payment should be paid 30 days prior to the Tenant’s arrival. Otherwise, the booking will be cancelled and the down payment will not be refund.
Full payment is required at the reservation time, if the check in date occurs less than 30 days after the reservation date or if the total amount due is less than 1,000 USD.
Once Tenant’s booking is confirmed, the price of the Tenant’s reservation is fully guaranteed to remain the same, even in the event that Villa Baru Team increases the price over the website or any other source after the Tenant’s booking has been confirmed. At the same time no refund will be made under any circumstances that would reduce the rental cost (e.g. due to exchange rate fluctuations, last minute discounts, force majeure conditions, etc).
Access to the Villa Baru will not occur, until all rental fee has been paid in full.
3. Deposit
Upon signed the Rental Agreement, the Tenant shall pay a deposit to the Owner (the “Deposit”). The Deposit shall be 80,000,000 IDR as security for the due observance by the Tenant of the ViBa-Terms.
The Owner may deduct from the Deposit charges, expenses, loss or damage sustained by the Owner as the result of any breach of the ViBa-Terms by the Tenant. In the event of any deduction being made by the Owner from the Deposit, the Tenant shall on demand by the Owner make a further deposit equal to the amount so deducted and failure by the Tenant to do so shall entitle the Owner to forthwith terminate this ViBa-Terms but without prejudice to any right of action by the Owner in respect of any outstanding breach of this ViBa-Terms by the Tenant.
The Tenant shall not apply the Deposit as payment of Rent or payment in lieu of notice.
4. Repayment of Deposit
Subject to the above, the Deposit shall be refunded to the Tenant without interest within 30 days after termination of the Rental Agreement and delivery of vacant possession of the Villa to the Owner, and after settlement of all claims by the Owner against the Tenant.

The Villa Baru and all furniture, fittings, facilities and equipment should remain in acceptable conditions under regular use, day-to-day “wear and tear” at the end of one year.
No drill holes or put nails into the walls for the purpose of mounting pictures are allowed. Any damage/loss to the Villa Baru or its contents due to misuse during your stay, as well as any special cleaning requirements, will be the Tenant’s responsibility. The possible costs involved will have to be discussed with the Villa Baru Team before your departure.
The Tenant shall not without the prior written consent of the Owner install additional locks, bolts or other fittings to the entrance doors or garage gate to the Villa Baru, and in the event that consent is given under this Clause, to immediately deposit with the Owner duplicate keys to all such additional locks, or other fittings as may be approved for installation.
In the event that the Tenant changes the original lock of the door of the main entrance of the Villa Baru (and shall not change any other locks already installed), the Tenant undertakes to keep the original lock and keys until expiry or early termination of the Rental Agreement; and shall reinstate the original lock to the door of main entrance and return of the original keys.
9. Advice
